I Have A Buyer

If it sounds too good to be true, it probably is!

Be leery of an agent who approaches you with the words, “I already have a buyer for your home” if they are trying to get your business as a client. Almost never will an agent’s client be driving around, spot a house on the street that is not for sale and say, “That’s it! That is exactly the house I want, as is, without having an inspection, no matter how much it costs.” It doesn’t happen. When people are looking at buying a home, they typically go to an agent, tell that agent what they are looking for, and then the agent looks at MLS listings to see what is available for the client. Truth is, unless your home is already on the market, no one knows what’s inside.

There are two typical ways an agent will approach with you with this unbelievable news: the agent will either be on a blind marketing campaign or be sitting in a listing appointment that you set up when trying to decide which agent to hire. At neither time will you ever hear that your Hagan Realty agent has already sold your home. We assist in real estate transactions because it’s what we love to do, not to make a fast buck.

A large majority of our business has been references from satisfied clients. If you know someone who has bought or sold real estate with us in the past, chances are they’ve recommended us. We don’t use crazy one-liners to solicit business. We let our work speak for itself.

We do, like any other business, engage in marketing campaigns. Our marketing campaigns are different, though. We don’t spend a lot of time trying to acquire new business. It would take away from our being able to serve our current clients with the full attention they deserve. You may receive a postcard in the mail, but that is probably about it. We hope that you’ll see marketing materials that our Marketing Director, not an agent, put together for a current client and know that we’ll give you that kind of attention to detail if you hire us. You’ll also have the opportunity to see a full gamut of our marketing materials at our listing appointment. We tell you exactly what is included when you pick us. If we’re working as hard as we should be for our current clients, we shouldn’t need to use this “Already Have a Buyer” strategy to pick up new ones.

Not only is it commonsensically improbable that an agent would have a buyer for your home before it’s listed, but real estate laws protect buyers and sellers from having the same agent represent them both. If an agent comes to you promising to have a buyer already, that’s a big red flag. He cannot legally represent both a buyer and a seller for the same property, and you wouldn’t want that. You want your agent’s full attention and every effort to be focused on giving you the best deal during your transaction. Whether you’re the buyer or the seller, you don’t want to worry about your agent discussing his pricing plan with the other side of the transaction. At Hagan, we promise to always do things the right way. If it does happen that one of our clients wishes to buy another one of client’s homes, we give half of the transaction to another very capable agent.

We want you to be totally comfortable. We also want to earn your trust. Selling your home is big business. We don’t take that lightly.
